The commission won't take action just yet.
The shopping center, Silver Creek Plaza, is at Panama Lane and Ashe Road and would include a WinCo Foods and other tenants.
The Canyons, a General Holding development, would add 1,334 homes -- the majority being single-family lots -- to the bluffs in the northeast. The project has commercial and recreational elements.
The deadline for written comments on the shopping center is Feb. 25 and Feb. 29 for The Canyons. Final environmental reports for both projects, which include comments and responses, may return to the commission in March.
Commissioners will also consider:
A development plan review for a 24-acre shopping center at Olive and Calloway drives. The project, Riverlakes Galleria, is owned by Karpe Real Estate Center and may have three drive-through restaurants and a restaurant with a bar, according to a Planning Department staff report.
A "convenience" traffic signal is proposed for the center's main entrance on Calloway Drive. Some nearby residents do not believe "the benefits of installing this traffic signal compare favorably to the benefits of avoiding even more stop-and-go traffic along Calloway Drive."
Convenience signals are optional traffic controls for customers going in and out of shopping centers, said Steve Walker, a city traffic engineer. The lights can help traffic flow because they cut down the number of U-turns made at main intersections. But the commission could nix the traffic signal idea.
The commission meets at 5:30 p.m. tonight at 1501 Truxtun Ave.
You can watch the meeting live on KGOV, the local government television station that also broadcasts meetings over the Internet. The agenda is available at www.bakersfieldcity.us under the Development Services Department link.
