McAllister maps set for review

510 residential lots are part of second phase

Although timelines on the McAllister Ranch project in southwest Bakersfield are being revised because of the housing market's downturn, developer SunCal Cos. is moving forward with processing several tract maps.

The Bakersfield Planning Commission will consider the maps at tonight's meeting.

The maps include 510 residential lots, which are within the second phase of the four-phrase project. McAllister Ranch is northwest of Panama Lane and South Allen Road.

The company graded 1,057 single-family lots during the first phase of the project. SunCal is a master developer; the company would not build the homes.

"Although we're in a cyclical market environment, our original vision of the McAllister Ranch development has not changed," said SunCal spokesman Joe Aguirre. "And the tract maps are another part of the ongoing work as the project keeps progressing."

Commissioners and the public will have to wait until the Feb. 7 commission meeting to see what a proposed shopping center in northwest Bakersfield might look like.

The center, at Olive and Calloway drives, is owned by Karpe Real Estate Center. Karpe was granted a zone change for the project Jan. 3. The commission supported the change, and the City Council will review it.

The center may include drive-through restaurants, a bank and an Orchard Supply Hardware store, said Paul Hellman, a city principal planner.

Hellman said some design tweaks are being made to the center so it complies with the city's large retail center ordinances.

In other business, commissioners will consider:

• An extension of time for a tract map with 167 lots on 40 acres on the southwest corner of McKee Road and Hughes Lane. If granted, the map would expire Jan. 5, 2010.

The developers behind applicant S.W. Development Tract 6369 LLC include Jeffrey Alexander and Scott Lopez of Cartagena Group Ltd., county records show.

• A map for a tract with 140 single-family lots on 50 acres on the northeast corner of Morning Drive and Highway 178. A remaining 30-acre parcel that would be used for future homes is part of this request.

The applicant is RS&B Land Development LLC, and Brandon Roberson is its agent, state business records show.
