The school is outgrowing its main campus, said Peggy Cartwright, director of marketing and public relations for Chaffey College.
Students traveling between the main site and the school's Chino campus must drive more than 30 minutes.
So the Chino center, housed in an old bank building, is gearing for expansion, with nearby residential and retail part of the plan.
A $230 million bond passed in 2002 will help build the $42 million campus.
The district's kicked around the idea for the last 10 years, Cartwright said. It's hoped the center will become a new college in another 10 years.
The Chino project totals 710 acres: 470 acres for residential, 140 acres for the city's athletic fields and a new 100-acre campus. Construction began two years ago.
Homes at a half-acre or more, some of which are on the market, are priced at $700,000 to $800,000. Condominiums are also planned.
A shopping center with a coffeehouse and similar shops will be nearby. The city and college will share the new soccer fields and other athletic facilities. Parks, an elementary school and walking paths are also envisioned.
The new campus will offer general education courses. The main building will be completed in January or February and the first courses will be offered this spring.
The school will also lease part of a new community center to the city for banquets catered and coordinated by the college's culinary arts and hospitality program.
San Bernardino County helped fund a $10 million building for a health and science center that will house the nursing program. The community center and science building will open by the end of next year.
